Waterhouse Business Centre is conveniently located just a 10 mins walk away from Chelmsford train station and the town centre. It is also within easy walking distance of High Chelmer and The Meadows Shopping Centres. There is a bus stop on nearby Waterhouse Lane.
Your monthly licence fee excludes business rates. You do not have to pay business rates if the rateable value of your unit is £12,000 or less. You may be eligible for small business rates relief. Contact your local council for more information.
There are significant differences between our licence agreement and a traditional lease.
For example, most leases oblige the customer (lessee) to pay not only a rent but also a service charge, which varies from year to year and over which they have little control. The rent element of our licence fee is approximately half.
Another example is in the unit of measurement. Traditional lease agreements promote the cost of rent on their websites, (ignoring the service charge), measured in £s per square foot or per square metre per year. We do not do this. We charge a single inclusive price per unit per month and the price is set to ensure we offer the best value for money in the local area.
Feature | Traditional lease | Our monthly licence agreement |
---|---|---|
Commitment | 3, 5 or 10 years | Rolling monthly, although our longest staying customers have stayed 20+ years |
Flexibility | Depends on precise restrictive wording of the lease | Customers are welcome to upscale or downsize as their circumstances change |
Cost | Solicitors charge minimum of £2,000 for simple lease | No legal fees |
Time | Normally 3- 6 months’ negotiation | Typically half a day required, with the ability to move onsite the following day |
Complexity | Often 50+ pages, containing pages of restrictions on the lessee | Single page contract written in Plain English and certified by the Crystal Mark, making it easy to understand |
Outgoings | Rent, plus service charge, that varies from year to year and over which lessee has minimal control | One monthly fixed cost including superfast internet with full failover, free parking, building insurance, maintenance, security, refuse disposal, handyperson service and reception team. There is no charge cleaning of kitchens, toilets and communal areas. Electricity and heating is included in most offices. |
Extras | Minimal extra services are offered | Company name at entrance to site, and prominently displayed on studios and workshops. Access to range of meeting rooms with A/C. |
Internet provision | Lessees are normally obliged to arrange their own internet service | Superfast internet with full failover plus the services of in-house telecoms expert is included in our licence. Fixed bandwidth available. |
Communications via telephone | Lessee normally obliged to arrange their own | Access to excellent value multi-function VoIP telephone system with complimentary training and set up. |
A virtual office provides an address and/or phone service without occupying physical office space. A virtual office enables businesses to enhance their professional image without paying the costs associated with owning or renting office space. A virtual office also means you have the freedom to work from anywhere backed by the support and structure of a professional organisation who answer calls in your company name and accept post and deliveries on your behalf.
Many types of businesses take advantage of virtual office services. This includes: small business owners who work from home and want to convey a professional image; business owners who travel and need office-style services whilst on the road; new start-ups with limited budgets and companies based in one part of the country who want to show a presence in another region.
- You can set up a virtual office the same day you get in touch with us. All we need is:
- 2 forms of ID for the person taking the service and any associates who collect mail;
- Payment of the deposit for the service (which equates to 2 months of the service fee);
- Payment of the first month’s service fee in advance;
- A completed direct debit form; and
- A signed easy-in, easy-out agreement.
Having a professional business centre as your business address enhances your company’s image through showing you are an established organisation operating within a commercial environment. We provide you with an individual office address which can be included on your website, business cards and in your email signature. In addition, you can use the business address at the Centre as your registered company address so you can keep your home address private.
We offer a range of business support services which we aim to tailor to each customer’s specific needs. Our friendly, skilled reception teams can answer your telephone calls received through your dedicated telephone number in your company name and take messages, which are emailed to you. Alternatively, calls can be transferred through to your mobile or a landline telephone.
Mail received into your business address can be collected from the Centre (which all offer free onsite parking) or you can choose to have it sent to you on a daily or weekly basis as first or second class post. Our reception teams also advise customers of the delivery of any signed for or special delivery items in case they are urgently required.
Customers with virtual office services have the advantage of hiring meeting and training rooms at the Centres at discounted prices. The rooms offer virtual service customers the chance to meet their suppliers and their own customers in a professional, modern environment with audio visual equipment, free Wi-Fi, catering and meet and greet facilities available through reception.
All our customers feature on an index board within a Centre so your company name is visible to callers.
We offer straight-forward easy-in, easy-out monthly agreements which enable a customer to start a service at any time and continue until one month’s written notice is provided. The deposit for the service is refunded in full at the end of the agreement subject to no outstanding charges.
